Information Required for the Estimate

1. Built-up area

Enter the covered built-up area applicable to the project. The value must follow the same measurement basis used for the construction rate. If a contractor’s rate is quoted against a particular definition of built-up area, use that same definition in the calculator.

2. Area unit

Select square feet or square metres. When square metres are selected, the calculator converts the area to square feet using:

Area in sq ft = Area in m² × 10.7639

3. Area basis

Choose the option that describes the entered area:

  • Total built-up area of all floors: Select this when the entered figure is already the combined area of the complete building. The calculator will not multiply it by the floor count again.
  • Built-up area per floor: Select this when the entered figure represents one floor and the floors have the same or approximately the same built-up area. The calculator multiplies it by the number of floors.

Selecting the wrong area basis can double or otherwise overstate the estimated cost. Check this input carefully.

4. Number of floors

Enter the total number of floor levels included in the estimate. For example, a ground-floor-only house has one floor, while a ground-plus-one house has two floor levels.

When total built-up area of all floors is selected, the floor count is shown for project context and is not used as an additional area multiplier. When built-up area per floor is selected, it is used as the multiplier.

5. Construction rate

Select an illustrative specification preset or enter a custom rate in rupees per square foot. A custom rate should reflect the project location, structural requirements, material specifications, workmanship level and agreed scope of work.

The custom rate takes priority over the preset rate. If a custom rate is entered, the calculator uses it for the estimate.

Understanding Built-up Area

The area used in an area-rate estimate has a direct effect on the result. Similar-looking terms can have different meanings in drawings, approvals, sale documents and contracts.

Carpet area

Carpet area generally refers to the usable floor area within the internal faces of walls. It does not normally represent the complete area on which a whole-building construction rate is applied.

Built-up area

Built-up area generally includes the covered floor area together with the area occupied by walls and other covered components included under the adopted measurement method. The exact scope may vary between local regulations, designers, developers and contracts.

Super built-up or saleable area

Super built-up or saleable area may include a proportionate share of common areas. It is mainly encountered in property sale calculations and should not automatically be used as the construction area unless the rate quotation explicitly adopts that basis.

For this calculator, use the project’s measured built-up area and ensure that the construction rate is based on the same area definition.

If different floors have different areas, calculate their combined built-up area and select total built-up area of all floors. Do not enter one floor’s area and multiply it by the number of floors unless the floor areas are genuinely similar.

House Construction Cost Formula

The calculation follows the sequence below.

Step 1 – Convert the area when required

When the input is in square metres:

Area in sq ft = Area in m² × 10.7639

Step 2 – Determine the total built-up area

For the total-area basis:

Total Built-up Area = Entered Total Built-up Area

For the per-floor basis:

Total Built-up Area = Built-up Area per Floor × Number of Floors

Step 3 – Calculate the base construction cost

Base Construction Cost = Total Built-up Area × Construction Rate per sq ft

Step 4 – Calculate selected add-ons

Each selected add-on is calculated on the base construction cost:

Add-on Amount = Base Construction Cost × Add-on Percentage ÷ 100

Step 5 – Calculate the subtotal

Subtotal = Base Construction Cost + Selected Add-on Amounts

Example 1 – Total built-up area, no add-ons

Assume:

Total built-up area = 1,000 sq ft

Area basis = Total built-up area of all floors

Construction rate = ₹2,200 per sq ft

Optional add-ons = Not selected

Calculation:

Base Construction Cost = 1,000 × ₹2,200 = ₹22,00,000

Therefore, the preliminary estimated construction cost is ₹22.00 lakh, subject to the scope included in the entered rate.

Example 2 – Same area on two floors

Assume:

Built-up area per floor = 1,000 sq ft

Number of floors = 2

Area basis = Built-up area per floor

Construction rate = ₹2,200 per sq ft

Optional add-ons = Not selected

Total built-up area:

1,000 × 2 = 2,000 sq ft

Base construction cost:

2,000 × ₹2,200 = ₹44,00,000

Therefore, the preliminary estimated construction cost is ₹44.00 lakh.

If 2,000 sq ft had already been entered as the combined area of both floors, the correct selection would be the total built-up area of all floors. Multiplying that total by two again would be incorrect.

Example 3 – Estimate with selected add-ons and contingency

Assume:

Total built-up area = 1,000 sq ft

Construction rate = ₹2,200 per sq ft

Electrical allowance = 7%

Plumbing allowance = 7%

Additional finishing or upgrades = 10%

Contingency = 5%

Base construction cost:

1,000 × ₹2,200 = ₹22,00,000

Electrical allowance:

₹22,00,000 × 7% = ₹1,54,000

Plumbing allowance:

₹22,00,000 × 7% = ₹1,54,000

Additional finishing or upgrades:

₹22,00,000 × 10% = ₹2,20,000

Subtotal:

₹22,00,000 + ₹1,54,000 + ₹1,54,000 + ₹2,20,000 = ₹27,28,000

Contingency:

₹27,28,000 × 5% = ₹1,36,400

Final preliminary estimate:

₹27,28,000 + ₹1,36,400 = ₹28,64,400

Therefore, the estimated cost is ₹28.64 lakh. This example is valid only when the selected electrical, plumbing and additional finishing items are not already included in the ₹2,200 base rate.

Quick square-metre example

For an area of 100 m²:

100 × 10.7639 = 1,076.39 sq ft

At an illustrative rate of ₹2,200 per sq ft:

1,076.39 × ₹2,200 ≈ ₹23,68,060, or approximately ₹23.68 lakh, before optional add-ons.

What the Construction Rate May Include

Depending on the quotation and specification, a construction rate may include some or all of the following:

  • Site establishment and ordinary construction labour

  • Reinforcement steel, formwork and concrete
  • Brick or block masonry
  • Internal and external plaster
  • Waterproofing included in the agreed scope

There is no universal inclusion list for a per-square-foot rate. Two quotations with the same rate can cover different materials and work. Always obtain a written scope, specification and exclusion list before comparing rates.

Optional Add-ons Explained

Electrical allowance

The default 7% electrical allowance is an editable budgeting input. It may be used when electrical work is outside the base construction rate. The actual cost depends on the number of points, wiring system, switch and socket range, distribution boards, earthing, lighting, power loads, automation and selected brands.

Plumbing allowance

The default 7% plumbing allowance is also editable. It may be used when water-supply, drainage and sanitary work is excluded from the base rate. Actual cost varies with the number of toilets and kitchens, pipe materials, fixtures, pumps, tanks, treatment systems and external drainage scope.

Additional finishing or upgrades

The default 10% finishing or upgrade allowance can represent work above the base specification, such as upgraded flooring, premium sanitary fixtures, decorative ceilings, special joinery or higher-grade finishes. Enter a project-specific percentage whenever better information is available.

Contingency

The default 5% contingency is an early-stage allowance for uncertainty. It is calculated on the subtotal after selected add-ons. It is not a substitute for design coordination, a detailed estimate, proper tendering or cost control.

Factors That Affect House Construction Cost

1. Project location

Material prices, labour wages, transport, local taxes, availability of skilled trades and contractor overheads vary between cities and regions. A rate suitable for one location may not be suitable for another.

2. Soil and foundation conditions

Weak soil, expansive soil, filled ground, a high water table, rock, deep excavation or adjacent structures can change the foundation system and increase cost. A soil investigation and structural design provide better information than a general area rate.

3. Structural system and number of floors

Span arrangement, column layout, seismic and wind requirements, floor-to-floor height, cantilevers, basements and the total number of floors influence quantities of concrete, reinforcement and formwork. The cost is not governed by floor area alone.

4. Architectural design

Irregular plans, curved elements, large openings, complex elevations, double-height spaces, balconies, façade systems and custom details generally require more labour, coordination and material than a simple compact plan.

5. Material and finish specification

The grade, brand and performance requirements of cement, steel, blocks, waterproofing, tiles, stone, doors, windows, sanitary fixtures, electrical accessories and paint have a major effect on the final cost.

9. Contract scope and procurement method

A labour-only contract, item-rate contract, material-and-labour contract and turnkey contract do not have the same scope. The rate must be interpreted together with the contract conditions and specification.
